DUBAI vs. BALI: Where to invest if my budget is up to 200,000 EUR?

IGOR: "Denis, if I want to invest between 150,000 EUR and 200,000 EUR, where should I invest?"


DENIS: "There are many options in international markets, and I would definitely consider Dubai and Bali. With this budget, you can buy a studio in Dubai, where there is a large supply and high competition in this segment. In Bali, you can get a villa or an apartment, depending on your goals. If the goal is ROI and maximizing rental return, Bali currently offers better figures and thus better returns within this budget." IGOR: "What kind of returns can I expect now in Dubai and Bali?"


DENIS: "In Dubai, you can expect a return from short-term rentals (Airbnb, Booking, etc.) of 4-6% for smaller investments like studios. In Bali, returns can exceed 14%. So currently, Bali offers higher returns." IGOR: "When it comes to capital appreciation, which market performs better?"


DENIS: "It's very difficult to identify which market offers higher appreciation. I might be mistaken, but I see Bali as a market where the main benefit is rental income. A client buys a property, rents it out, holds it long-term, and benefits from high returns." IGOR: "What are the risks in each market?"


DENIS: "Dubai's real estate market is more modern, digitalized, regulated, and very secure. For Bali, it’s crucial to choose the right partners and developers with good management, stability, and reputation. Currently, there’s an opportunity to invest and appreciate your investment with the right partner and developer."
